The Clerk of Works will be responsible for executing and coordinating the delivery of interior fit-out works. This role requires active, hands-on approach to overseeing site activities, managing trade coordination, resolving technical issues, and making progress to ensure high-quality execution of interior works. The position works closely with design and site teams to support the timely and cost-effective completion of interior projects.
Responsibilities:
Hands-On Delivery & Site Coordination
- Lead and coordinate day-to-day interior fit-out activities on site for the residential house project.
- Manage the sequencing and integration of trades including partitions, ceilings, joinery, tiling, flooring, decorative finishes, and MEP interfaces.
- Provide technical direction to contractors and subcontractors, ensuring works follow the agreed programme and meet quality expectations.
- Oversee installation of fixtures, fittings, equipment, appliances, sanitary ware, bespoke joinery, cabinetry, and specialist interior elements.
- Prepare short-term work plans to maintain momentum and ensure site readiness for upcoming trades.
- Maintain detailed daily site logs documenting progress, workforce, material usage, and emerging issues.
Technical Execution & Problem Solving
- Resolve design, detailing, construction, and buildability issues directly on site, producing sketches, clarifications, or technical notes as required.
- Coordinate closely with the design team to refine installation details for joinery, stonework, bathrooms, kitchens, lighting, and high-spec residential finishes.
- Develop or contribute to method statements, construction sequencing plans, and installation strategies for interior components.
- Verify field measurements and “as-built” conditions, ensuring all dimensions and levels align with design requirements before installation.
- Produce installation sketches or detail instructions for contractors where design gaps or clashes exist.
Materials, Samples, and Mock-Up Management
- Coordinate procurement and delivery of interior materials, ensuring correct quantities, specifications, and timely arrival.
- Review and present physical samples and mock-ups for client or design team approval, ensuring alignment with design intent and quality expectations.
- Manage proper storage, handling, protection, and on-site quality of all interior finishes and specialist materials (timber, stone, metals, fabrics, etc.).
- Liaise directly with suppliers, manufacturers, and specialist subcontractors for joinery, kitchen systems, wardrobes, lighting systems, and custom elements.
- Track and maintain a material and finishes register, ensuring all selections and approvals are documented.
Quality Assurance & Residential-Specific Deliverables
- Prepare quality checklists for key residential spaces including kitchens, bathrooms, bedrooms, wardrobes, staircases, and living areas.
- Conduct progressive inspections, identify defects, and manage close-out until works meet the required standard.
- Document all progress and concealed works through structured photographic records.
- Prepare and manage snag lists/punch lists leading up to handover, ensuring smooth completion.
- Verify compliance with installation guidelines, building regulations, fire safety provisions, and manufacturer requirements.
Coordination, Reporting & Client Interface
- Manage RFIs, design clarifications, and client instructions through a structured register.
- Coordinate with all trades to ensure seamless interface between interior architecture and MEP systems.
- Provide regular progress updates, reports, and issue logs to the client or Quantity Survey manager.
- Support homeowner walkthroughs, prepare action lists, and track resolution of outstanding items.
Handover & Close-Out
- Coordinate testing and commissioning activities related to interior elements (e.g., lighting controls, appliances, joinery-integrated services).
- Assist in preparing as-built information, warranties, certificates, and O&M manuals.
- Deliver a final completion report summarizing works, quality status, and outstanding actions.
- Provide a care and maintenance guide for finishes and installed components.
Requirements
- Diploma or undergraduate degree in relevant subjects include building studies, construction, surveying or engineering
- Minimum 7 years’ experience in delivering high-quality interior finishing works.
- Proven experience in commercial and/or residential interior fit-out projects, with strong knowledge of finishing standards and installation processes.
